AI Compliance Checking

AI that automatically verifies designs against building codes, standards, and regulations.

Definition

AI Compliance Checking automates the verification of architectural and engineering designs against applicable building codes, accessibility standards, fire codes, and other regulations. These systems are trained on hundreds of codes and can check designs much faster than manual review. AI identifies potential violations, explains the relevant code sections, and in some cases suggests compliant alternatives.

In Depth

Compliance checking in AEC spans building codes, accessibility standards, fire codes, energy codes, zoning requirements, and project-specific standards. Each has hundreds of individual requirements, many of which depend on classifications and calculations from other requirements. Manual compliance checking is inherently incomplete because no human reviewer can verify every requirement on every sheet.

AI compliance checking is systematic. It applies every applicable requirement to every relevant element on the drawings, producing a comprehensive compliance report with specific findings, code references, and drawing locations. A finding might read: "Sheet A2.1 — Corridor C204 width measures 44 inches. IBC Section 1020.2 requires minimum 44 inches for corridors serving an occupant load of less than 50. However, accessible route requires 48-inch minimum per ICC A117.1 Section 403.5.1. Recommend verifying corridor width."

This level of specificity — citing the exact code section, the exact drawing location, and the exact measurement — is what separates useful compliance checking from generic alerts. The design team can evaluate each finding, decide whether a correction is needed, and document their resolution. The compliance report becomes part of the project record, demonstrating due diligence in code compliance.
